Citadel helps drive City of London office boom

Hedge funds including Citadel are emerging as some of the most aggressive tenants in the City of London’s office market, helping fuel a boom in leasing activity that has defied long-standing concerns about a post-Brexit financial exodus, according ton a report by the Wall Street Journal.

Citadel and Citadel Securities have pre-let a third of twin skyscrapers due to open in 2027, marking one of the largest hedge fund real estate commitments in the City to date. The move underscores how global managers are expanding their London operations as the UK capital reasserts itself as Europe’s premier financial hub.

According to Knight Frank, hedge funds are among the fastest-growing occupiers in the Square Mile, competing alongside US law firms and tech giants for the most premium space. Rents in top-tier towers have surged more than 50% since 2020, topping $160 a square foot and surpassing comparable Grade A offices on New York’s Park Avenuem which average $116.

For hedge funds, the appeal lies in both London’s deep pool of trading talent and the prestige of new developments designed to attract staff back to physical offices. Amenities such as private dining, wellness facilities, and skyline restaurants are increasingly viewed as essential in the ongoing war for talent.

The trend reflects broader sector dynamics: hedge funds globally have expanded headcount and assets under management through the past two years, with London serving as a critical gateway to European markets. The momentum has helped offset challenges elsewhere in UK finance, from the London Stock Exchange’s struggles to subdued domestic bank competitiveness.
